The Bellhouse Building is a newly completed landmark building offering office and laboratory space located in the Oxford Science Park.
The Measured Survey team were asked to undertake an as built survey of the building. The team has a wealth of experience completing this type of survey and the relevant RICS property measurement standards applicable to this work.The surveys would be used for a variety of purposes including calculation of lease areas so it was important to select a suitable methodology for the data capture. A Trimble TX8 laser scanner was selected to ensure a high level of accuracy. Detail was extracted from the point cloud and presented in AutoCAD format. To ensure consistency and repeatability floor areas were calculated to International Property Measurement Standards (IPMS)
Upon occupation of the building a query was raised regarding the lease area in one location. Initially the tenant’s calculations differed from the base survey by more than 5%. The measured survey team were able to apply the IPMS to show that several areas which had been omitted should be included in the lease area. A joint survey was carried out with the client and a final area was agreed.
By selecting an accurate and repeatable methodology and applying our knowledge of the IPMS ensured that our client was able to maximise the lease value of their property.
