Carter Jonas prepared and managed the submission of the financial viability assessment on behalf of applicant Qualis Commercial Ltd for three sites in Epping town centre.
Qualis is Epping Forest District Council’s property delivery company and the three sites for redevelopment forms part of a wider regeneration programme for the town centre. The sites are the former Council office buildings at the High Street (Condor site), the former school and Council Depot at St Johns Road and the former Epping sports centre at Hemnall Street. In total the three sites will deliver 269 dwellings. Planning permission was granted by Epping Forest District Council for the three sites in March 2022.
Carter Jonas negotiated 25% affordable housing, which is lower than the policy requirement of 40%.
