Assessing the rebuild cost for insurance purposes of listed buildings requires particular expertise and knowledge of the extent of historic fabric, its construction and the costs of replicating this should the worst prevail.
Grade I and Grade II* listed buildings are particularly challenging given their unique historical characteristics and rarity.
None more so than this substantial thatched timber frame barn partly consisting of a unique, early medieval cruck timber frame dating from the 14th Century with a 17th Century wing structure. Unsurprisingly the building is listed as Grade II* and Carter Jonas were instructed to provide a Insurance Reinstatement Valuation (IRV) otherwise known as a Reinstatement Cost Assessment (RCA) for insurance purposes by the owner.
The building was assessed by a RICS Conservation Accredited, Chartered Building Surveyor supported by a Chartered Quantity Surveyor with extensive experience of heritage work to provide the rebuild cost rate. The building was accurately measured and site wide factors which could impact on the rebuild costs were fully assessed and incorporated within the Reinstatement Cost Assessment report prepared and issued to the owner of this unique listed building.
