LB Southwark appointed Carter Jonas to provide advice on land acquisition and compulsory purchase valuation services to facilitate the redevelopment of Phase 1 of the Tustin Estate, which included the acquisition of 5 residential properties.
The aim of the new development is to revitalise the physical, environmental and social fabric of the estate by providing quality, affordable accommodation for residents.
The client brief included undertaking valuations to acquire five leasehold properties within a low-rise block on the Tustin Estate by a specific date. Valuation advice based on compulsory purchase legislation was issued to the client with a view to reaching an agreement by negotiation. All financial offers and a negotiated settlement compiled with Government and RICS guidance on the compulsory purchase process, including compensation.
Carter Jonas successfully negotiated the acquisition of the five properties by a specified date and vacant possession was achieved without the need for the client to consider its use of compulsory purchase powers and allowed it to fulfil its contractual obligations for the development programme.
